Estimating the market value of commercial and investment real estate by dividing anticipated annual income (rental income less operating expenses) by a capitalization rate reflecting returns that are available on investments of comparable risk. For example, a rental property with annual income of $12,000 and a capitalization rate of 12% has a market value of $12,000/0.12 , or $100,000.
